RENTERS RIGHTS ACT 2025 – DIARISE 1 MAY 2026

1 May 2026 has been announced as the date for implementation of the first raft of measures in the Act:

  • No new section 21 notices
  • Most tenancies becoming periodic by default. 
  • Restrictions on rent in advance.
  • Annual rent increases
  • No more ‘bidding wars’ on properties
  • No discrimination on letting to prospective tenants with families
  • No discrimination on letting to prospective tenants in receipt of benefits
  • New rules on tenants wanting to have pets
